DHA Phase 4 is a project carried out by DHA. Defence Housing Authority (DHA), which since 2005 has been providing many residential and commercial projects with great success and efficiency giving it a high reputation in Pakistan’s real estate. The main developer in this project is DHA. Other support partners include:
- Habib Rafique (pvt.) Limited is a professional development company with projects outside Pakistan as well due to excellent architectural, engineering and developmental services.
- The National Logistics Center (NLC), which is mainly responsible for transportation works is providing development support in this project.
- Frontier Works Organization (FWO) is an engineering organization that provides technical support in this project.
NOC Status of DHA 4 River View South
DHA Phase 4 RVS has received its No Objection Certificate (NOC) from the local development authority. This gives the project a legal and authentic backing which is recognized by the government and investors equally.
Location of DHA Phase 4 River View South
DHA phase 4 RVS since it is an extension of phase 4, is also located on Adiyala Road in the south of the Soan River, which provides it with a prime location to easily access the main commercial and other important centers of the twin cities. Main points to which it provides connection are:

DHA Phase 4 RVS Master Plan
DHA phase 4 RVS is planned on an area of 7000 kanals. The plan involves residential plots with a deep road structure to provide connections within the society as well as to phase 4 and other city areas. Within the society, a 266 ft main boulevard is developed along with a 220 ft Jarai kas road connecting to Adiyala Road. The residential plots included in the plan are:
- 5 marla
- 7 marla
- 10 marla
- 1 kanal
The plots have been arranged in the form of zones; therefore, RVS has 5 main zones. These zones are classified on the basis of plot sizes with some zones having large sized and some having small-sized plots. Some zones are closer to the entrance and are at ground level, while those away from the main entrance enjoy a hilly atmosphere.
Development Status
RVS is currently under the process of development with some main works completed. Some main developments include:
- Zone 1 is 70% developed
- Basic infrastructure is constructed with progress different for different zones.
- The road network is developed in all zones
- Basic utilities such as electricity, gas and water supply systems have been laid down underground.
- For Zone 1, possession is expected to start in a few months.
River View South is the expanded area of DHA Phase 4 Islamabad-Rawalpindi, which has been created with modern features and is designed to be a self-sufficient community located next to the Soan River.
It is located on Main Adyala Road and is near a major highway that connects the area to the upcoming Rawalpindi Ring Road, the motorway and New Islamabad Airport. The property is divided into five different areas, each containing a combination of 5, 7, 10 Marla and 1 Kanal-sized residential plots.
This project is still under development, but it continues to attract interest from investors because of its spectacular views, facilities and because of the developer's credibility.
