Such areas do provide basic facilities, but may not provide community services that are present in gated societies. Here, instead of a developer, the service provision and maintenance are the responsibility of the government's municipal bodies.

  • Due to multiple amenities and a secure environment, properties in such communities experience rapid rental income with higher rental yields.
  • The safe environment and recreational services allow better socializing and outdoor activities.

Advantages of an Open Residential Area

An open residential area offers its own set of advantages, which are discussed as follows: 

  • In an open residential area their are not many restrictions on development and maintenance of your property, and so you can design your property according to your preference.
  • Property in open areas experiences much faster value appreciation than in gated communities.
  • At the initial stages, the property is of lower cost and can be obtained at below the market price.

Which is better: Gated Community or Open Residential Area 

There is no one answer to whether open residential areas are better or gated communities. It is because every investor has a different set of preferences and so the best option varies with it. 

Gated Community is an appropriate option if the investor or home buyers wants:

In Pakistan, the scenario of which option should be chosen has a different base. It is because in a developing country like Pakistan, public utilities and amenities are meager and so most people when choosing a living environment prioritize the availability of basic facilities which the government is unable to provide both in quantity and quality. Even most gated communities here are not offering very modern living experience yet uninterrupted and good quality basic facilities and infrastructure and so get a good public response. Before luxury comes basic life needs and those who have initially high capital are able to invest in such residential systems to have a comfortable life.
