buy proprty from overseas

Most Overseas Pakistanis are interested in real estate investment in Pakistan but are confused about how to do so. This is because frequent visits back home for site visits and traditional procedures are tough, and purchasing property from a foreign country seems like a very difficult task. To ease out this situation for foreign Pakistanis who want property in their homeland, this article will explain how Overseas Pakistanis can buy property in Pakistan without visiting through three safe ways.

Three Ways To Buy Property From Abroad In Pakistan

  1. Roshan Apna Ghar Program

The State Bank of Pakistan created Roshan Apna Ghar to let overseas Pakistanis buy property or build/renovate a house digitally and remotely, through their online banking systems. You choose the property, provide copies of the title papers, and finalize a Power of Attorney in Pakistan to handle the transfer paperwork. Investments made under Roshan Digital Accounts can also be transferred abroad.

  1. Digital Transfer Services

This is the latest solution brought forward in Aug 2026. A digital property transfer facility was introduced by the Pakistan High Commission London that enables applicants to transfer property in Punjab without an agent or power of attorney after identity verification. This, officials say, reduces expenses associated with legal procedures as well as real estate scam risks.

The Punjab Land Revenue Authority has also facilitated foreign Pakistanis who want to purchase property in Pakistan. They can do so through Pakistani Embassies in their respective country.

  1. Power Of Attorney

It is one of the conventional methods through which Overseas Pakistanis can buy property in Pakistan without visiting. You give someone in Pakistan the power to buy, sell, or lease on your behalf. This can be done through a Power of Attorney. First, the document has to be attested by the Pakistani embassy in the country you are in, and then it has to be registered in Pakistan.

Requirements For Property Purchase From Abroad

For Overseas Pakistanis to be able to buy property in Pakistan without visiting, they need certain things, some of which are:

  1. NICOP/POC card: Personal details such as name and family information must match the official records.
  2. Passport copy: Your passport, including the last entry stamp page.
  3. Bank Statements: They prove your payments are legitimate.
  4. A Roshan Digital Account: This, along with a valid NICOP, is needed for bank financing.
  5. Seller’s documentation: These are the old title document, mutation, a new fard copy, and NOC if required.

Steps To Buy Property In Pakistan Without Visiting

Purchasing property remotely in Pakistan is a formal process. The step-by-step guide to this process is given below:

  1. Pick the property: Find out which authority has jurisdiction over the area.
  2. Look at the title: This step will be easy if you consult a lawyer to verify property ownership, as you will have to make sure the property is not disputed or has any legal complications. Verify ownership and ensure there are no liens or legal issues. Get a lawyer to help.
  3. Sign a contract of sale: A proper formal contract needs to be shaped enlisteing all terms and conditions.
  4. Pay the taxes: The stamp duty is usually paid by the buyers. It’s also a good idea to get a property tax clearance certificate. The FBR says holders of NICOP or POC who stay in Pakistan for less than 183 days in a financial year are eligible for filer tax rates even if they do not file
  5. Register the sale: The sale deed needs to be registered with the sub-registrar.
  6. Collect your papers: Maintain multiple copies of the documents throughout the process.

Many Pakistanis who live abroad are now able to purchase property in Pakistan with the help of modern technology. They can now acquire property without going through the process of traveling to Pakistan, thanks to Roshan Apna Ghar.
