The speedy population growth and people moving from rural areas to big cities have put great pressure on city infrastructure and resources. Currently, Islamabad is also facing a similar problem that requires city expansion to meet its needs. The Federal Government has decided to introduce two new sectors to the map of the Capital. Developers of F-12 and G-12
The sectors are mainly launched by the Capital Development Authority (CDA) along with NESPAK and FGEHA.
FGEHA: The Federal Government Employees Housing Authority (FGEHA) is a government body aiming to provide housing schemes and residential projects for Federal Government employees. FGEHA is the main developer of these sectors, responsible for financing and land acquisition.
NESPAK: National Engineering Services Pakistan (NESPAK) is a state-owned engineering company that provides planning and engineering services for several urban projects with works overseas as well. NESPAK is currently managing all the planning of the sectors. They have developed the layout plan (LOP), are assessing the already built infrastructure in the project area, and will provide detailed planning of all the new infrastructure to be developed.
The New Sectors: F-12 and G-12
Two new sectors that are expected to be launched in April 2026 are F-12 and G-12.
- F-12
The sector F-12 is in the planning process, where significant development has been made. The layout plan, which is the main map showing the land use and land area, has been developed and is approved. As PC-1 is approved by FGEHA, the next step is construction. The construction cost, resource consumption, and sale prices are yet to be determined.
- G-12
The sector G-12 is also underway, but with a bit slower progress. The layout plan PC-2, although fully complete, is not yet approved and has been sent for approval. Whether to conduct development in an order where one is first completed, and the next is initiated, or to develop both sectors together is still being decided by the planners. It is also being discussed among the higher-ups to launch F-12 first, then G-12.
Location of F-12 and G-12 Islamabad
The sectors are present in Zone-1 of Islamabad with specifics:
- Sector F-12 will be located near F-11 and H-8, while sector G-12 will be located near G-11 and G-13
- Blue Area and Zero point are nearby
- Connectivity to the Sirinagar Highway and I-9 Industrial Area
- Linking to main road networks such as the highway and G.T. Road, providing quick access to Islamabad International Airport
- Location near multiple other highly operational sectors provides access to key educational, healthcare, and commercial centers
Plot Qouta For F-12 and G-12
- 80% plots are reserved for the government employees
- 20% plots are for the general public
- Overseas Pakistanis are also eligible to purchase plots in these sectors
Plot Sizes
Both F-12 and E-12 sectors provide a variety of residential plot sizes catering to the needs of both large and small families. Some main plot sizes provided include 5 marla plots, 7 marla plots, 10 marla plots, 14 marla plots, and 1 kanal.
How F-12 and G-12 Contribute to Islamabad?
Islamabad has long been known for its urban planning and management. The addition of these two sectors is a part of this plan and management and serves to provide various functions. Some of which are discussed below:
Housing Supply: The growth in city population is putting immense pressure on city resources, particularly the housing sector, causing housing to become expensive and out of reach of middle-class families. These two sectors are aiming directly to counter this issue through affordable housing options.
Surrounding land appreciation: The development of these two sectors will allow greater connectivity to the city area. This results in the value of existing infrastructure increasing along with the increase in land value of surrounding underdeveloped land being appreciated.
Planned city growth: Pakistan’s real estate has always been prey to illegal and scam projects, causing loss to many investors. The development of these sectors under government supervision will provide investment opportunities to investors and homebuyers with full confidence and reduce risk. Furthermore, it will allow the government to expand the city according to a layout plan, which will assist in resource and infrastructure supply and reduce the growth of illegal societies.
Boosting Construction Industry: The government is currently working on a larger campaign to uplift the already down construction industry through incentives and regulations through RERA.
The launch of these two sectors will speed up many sectors related to construction, supporting the mainstream economy.
