"LDA has decided to remodel Lahore’s one of the most important business corridors, Pine Avenue. With proposals sent to the provincial government to provide multiple infrastructure developments and a commercialisation plan."
LDA Director General Tahir Farooq announced that LDA has submitted various proposals for implementation in the Annual Development Program (ADP) 2026-27 to the Punjab Government. These include an underpass, road widening, green spaces, and pedestrian bridges.
1- Underpass at Shanu Baba Chowk
The intersection point of Pine Avenue and Defence Road at Shanu Baba Chowk is expected to get an underpass to deal with the heavy traffic pressure. The underpass is designed to smooth the overall traffic flow at the point.
2- Road Widening
The Pine Avenue from Qadir Tobash Chowk to the planned underpass will be widened to accommodate more traffic. Widening will be carried out by removing concrete barriers that were used to separate the service road from the main Pine Avenue Road. This will convert the road from six lanes to an eight-lane carriageway.
According to DG Farooq, "The service lanes on both sides will have a beautiful design, having reflector studs — cat-eyes — to keep the traffic speed slow and ensure safe driving." The ultimate goal is to make the road broader to reduce bottleneck situations, all while maintaining traffic flow.
3- Pedestrian Bridges
The focus is not only on the traffic system but also on pedestrian safety, as the plan also involves the construction of two pedestrian bridges. These will be provided at the following two occasions:
- One bridge will be in front of Nawaz Sharif Cancer Hospital, which is being constructed
- The second bridge will be along the Pine Avenue from Shah Babu Chowk to the Lahore Ring Road.
Other pedestrian infrastructure planned includes speed breakers and pelican traffic signals for pedestrians at road crossing areas.
4- Green Spaces
The remodelling project of Pine Avenue, Lahore, does involve creating green spaces along both sides of the road to add beauty and appeal to the infrastructure. The green spaces will involve plantation of trees and plants along with the installation of benches.
5- Commercialization Policy
Pine Avenue, Lahore, is not a mere road but has a well-developed commercial hub which continues to expand with time. The overall remodelling project with infrastructure upgradation also involved creating uniform commercialisation across the entire corridor. The goal is to maximise commercial benefit from the location and connectivity of the roadway. The uniform commercialisation policy is expected to be approved with the target to achieve 134 billion rupees as revenue in the form of commercialisation.
Beneficiaries of Pine Avenue Remodelling
The upgradation of Pine Avenue is expected to uplift the social and economic status of nearby residential areas, the most prominent beneficiaries of which are Etihad Town, Lake City, etc.
Etihad Town is the one benefiting the most. It is because it has its phases around it and is interrelated through the road. Etihad Town Phase 2 is ideally located on Main Raiwind Road, near Pine Avenue and the Halloki Interchange, ensuring smooth connectivity and high investment potential. Phase 3, launched in mid-2025 on Pine Avenue, is currently under active development, while Etihad Town Phase 4 also sits within the Pine Avenue corridor in southern Lahore.
- The remodelling of Pine Avenue will result in land appreciation due to increased commercial activity across the roadway, increasing access to extra amenities and facilities.
- Unlocking the commercial potential of Pine Avenue would attract many businesses in the area, with essential infrastructure provided by Etihad Town
- Etihad Town is a well-connected society with accessibility to the main city areas. Pine Avenue is a main component of its connectivity network. Remodelling of the Pine Avenue will enhance connectivity of Etihad Town and nearby societies by reducing travel time and travel cost.
- The remodelling of Pine Avenue has been announced at a time when Etihad Town Phases 3 and 4 have been launched and are undergoing work rapidly. The residential projects are expected to experience higher sales due to Pine Avenue remodelling.
LDA is ready to carry out the remodelling of Pine Avenue, Lahore, with major infrastructure changes such as underpass, pedestrian bridges, road widening and green spaces. A uniform commercialisation policy is being introduced to maximise the benefit from the commercial potential of the area. All this will be the greatest add-ons for nearby societies, most prominently Etihad Town, leading to property value increase and higher connectivity
