Rawalpindi Ring Road is a mega project connecting multiple areas of the city and providing a more sophisticated road infrastructure with the aim of a congestion-free and time-saving commute for citizens. However, it is not limited to travel infrastructure. Instead, the entire Ring Road corridor is being designed by the government for intensive commercial and industrial activities. This article will discuss details of this commercial plan and possible future.
Rawalpindi Ring Road
Rawalpindi Ring Road is a landmark project brought forward by the Government of Punjab. It is approximately 38.3 km long. It starts at the G.T. Road at the point of Banth (Rawat) with its last point is on Islamabad Expressway at Thalian. It has five interchanges, namely Banth, Chak Beli Khan, Adiala Road, Chakri Road and Thallian. The project has undergone a completion status of 99% as stated by a divisional commissioner in September 2026. The original cost was Rs33 billion. Now it is Rs53.5 billion.
RRR Corridor Land Approved As Commercial
The Punjab government has a goal to use the area around the RRR corridor for commercial development to increase work opportunities as well as land value. For this reason the surrounding land on either side of the project has been approved for commercial use. Builders can build plazas and buildings between three and ten storeys high. Traffic will be managed by service roads on both sides as well. The road is approved as an industrial zone also.
Progress of Work
Rawalpindi Deputy Commissioner Nadeem Nasir said on October 10, 2026. Vegetables, grain, livestock and other markets are planned for development. The work was underway to bring the vegetable, grain and livestock markets closer to the Ring Road, and to upgrade the link roads, he said.
Facilitation For Businesses
Help for business owners was also discussed with Rawalpindi Chamber of Commerce and Industry (RCCI). For this purpose, a joint center for facilitation of approvals and complaints is being considered.Chamber passed a three-day plan to resolve no-objection certificate (NOC) issues. Also without permission business closures are being discouraged by the authorities.
One thing is worthy of mention. This approval is valid only for the industrial area and the market relocation. No confirmation was given on previous ideas such as tax-free zone or Special Economic Zone status. It therefore is expected that the demand for multiple commercial and industrial infrastructure will skyrocket specially for industrial land, warehouses and transport yards along the corridor.
Why investors would be attracted?
Investors often search for such property investment options which offer good ROI. A high ROI is related to certain factors and such factors are equally present in this project. The most important of these factors are:
- Short Travel Times: The RRR corridor should bypass GT Road. Officials expect that this infrastructure will be able to hold 25-30% of the city’s traffic among which will be 70% of goods traffic.
- Prices Soaring: According to experts, the go-ahead with the project has already pushed prices up.
- Nearby Societies: Housing schemes such as DHA Phase 3, Saffron City and Capital Smart City are in proximity to the route.
Bright Future
This area could look very different in the next few years. Along the road, plazas of up to ten storeys can rise and the industrial activities and general markets are already developing. Phase II, a larger Thallian interchange near the expressway, is under study to connect the route with CPEC. Plans also include beautification of the corridor as 300,000 trees will be planted along with the development of recreation areas. If these plans proceed, shops, warehouses and transport yards could continue to see demand.
Work has begun on the commercialization of the Rawalpindi Ring Road. New shopping malls, marketplaces, and industrial parks may create more jobs and businesses. Do your own research, read all documents carefully, and invest cautiously.
